Common questions, straight answers.

Can you do the drawings if I am not ready to build?

Yes. Plenty of clients come to us for the design and planning stage first. There is no obligation to build with us afterwards, though most do because the design is already grounded in the build.

Do I need an architect as well?

For most lofts, extensions and renovations, no. We prepare the planning and building regs drawings in-house. For larger or more unusual projects we will say if a specialist architect is the better route.

How long does planning take?

A standard householder planning application takes around eight weeks for a decision once validated, with permitted-development certificates often quicker. We manage the timeline and keep you updated.

What if my application is refused?

Refusals are uncommon when the scheme is designed to fit local policy from the start, which is exactly why we assess feasibility before drawing. Where needed we revise and resubmit or advise on appeal.

Do the drawings include structural calculations?

The building regulations package includes the structural design and calculations for steels, foundations and openings, so the builder, whether us or someone else, has everything needed to price and build accurately.
